Autonaba — Posting Policy for Agents, Homeowners & Estate Companies
Purpose. This Posting Policy sets out the rules, submission requirements and legal obligations for individuals and organisations (real-estate agents, estate companies, property owners) who post property listings on Autonaba. It is designed to promote lawful, transparent and safe property advertising in accordance with applicable Ghanaian law.
1. Who may post
- Licensed agents & brokers: Agents must be properly licensed under the applicable Ghanaian real-estate licensing regime. When requested, agents must provide full name, company (if any), licence/registration number and a scanned copy of the licence.
- Estate companies / firms: Must upload proof of company registration and identify an authorised representative who is posting the listing.
- Homeowners & private sellers: Must either show proof of ownership (title, deed) or provide written authorisation if a third-party posts on their behalf.
2. Listing content rules (accuracy & transparency)
- Truthful & complete: All information must be accurate and not misleading. Deliberate omissions or false statements may result in immediate takedown and account suspension.
- Property details: Include all relevant property features (bedrooms, bathrooms, area, condition, furnishings, facilities) and pricing information.
- Photos: Use clear, recent, representative photos. Do not use stock images, watermarked photos or images of other properties. Minimum 3 photos required.
- Description: Provide a detailed description of the property, its features and surroundings. Avoid promotional language or superlatives.
- Pricing: All prices must be in Ghana Cedis (GHS) and reflect current market rates. Do not include hidden fees or additional charges not disclosed upfront.
3. Verification requirements
- Identity verification: All posters must complete identity verification (government-issued ID) before posting.
- Property verification: Proof of ownership or authorisation is required for all listings. Documents may be requested at any time.
- Licence verification: Licensed agents and estate companies must upload valid licences which will be verified.
- Photo verification: Our team may request to verify that photos match the actual property.
4. Privacy & data protection
- Personal data: Only collect and display information necessary for property transactions. Do not publish sensitive personal information.
- Contact information: Display only business contact information. Personal phone numbers and emails should not be published.
- Data retention: Property data is retained for legal and transactional purposes as required by Ghanaian law.
- GDPR compliance: For international users, we comply with applicable data protection regulations.
5. Prohibited content
- Fraudulent listings: Properties that don't exist, are not available or involve fraudulent schemes.
- Discriminatory content: Any content that discriminates based on race, religion, gender, nationality or other protected characteristics.
- Inappropriate images: Blurry, outdated, stock photos, watermarked images or images of other properties.
- Illegal properties: Properties that violate zoning laws, building codes or other legal requirements.
- Offensive content: Content that is obscene, defamatory, threatening or otherwise objectionable.
- Duplicate listings: Multiple listings for the same property without clear differentiation.
6. Pricing & fees
- Subscription fees: Posting requires an active subscription package. Free trial periods may be offered.
- Featured listings: Additional fees may apply for featured or premium listing positions.
- No hidden fees: All fees are disclosed upfront. No additional charges are added without consent.
- Refund policy: Subscription fees are generally non-refundable, except as required by law.
7. Takedown & dispute resolution
- Reporting violations: Users can report policy violations through the complaints portal.
- Investigation process: All reports are investigated within 48 hours. Evidence may be requested.
- Takedown procedure: Verified violations result in immediate listing removal and notification to the poster.
- Appeal process: Posters can appeal takedown decisions with additional evidence.
- Repeat violations: Multiple violations may result in account suspension or permanent banning.
8. Content moderation
- Automated scanning: Listings are automatically scanned for prohibited content and policy violations.
- Manual review: Suspicious or flagged listings are manually reviewed by our moderation team.
- Community reporting: Users play an important role in reporting violations and maintaining quality.
- Regular audits: We conduct regular audits of active listings to ensure ongoing compliance.
9. Liability & disclaimers
- User responsibility: Posters are solely responsible for the accuracy and legality of their listings.
- No endorsement: Autonaba does not endorse or verify the accuracy of user-posted content.
- Limitation of liability: We are not liable for any damages arising from reliance on user-posted content.
- Indemnification: Users agree to indemnify Autonaba from claims arising from their listings.
10. Penalties for violations
- First violation: Warning and listing removal
- Second violation: 30-day account suspension
- Third violation: Permanent account ban
- Severe violations: Immediate permanent ban without warning
11. Pre-posting checklist
Before posting, ensure you have:
- Completed identity verification
- Verified property ownership or authorisation
- Taken clear, recent photos (minimum 3)
- Provided accurate property details
- Set appropriate, market-rate pricing
- Reviewed this Posting Policy
- Activated a subscription package
12. Admin workflow
- New listing submitted → Automated checks → Manual review → Published
- Violation reported → Investigation (48h) → Evidence review → Decision
- Appeal submitted → Re-review → Final decision → Notification
- Subscription expired → Listing marked inactive → 30-day grace → Removal
